What is actually included in a backyard remodel, and what gets quoted separately?
A typical Kan Builders backyard project covers site prep and demolition, grading and drainage, hardscape, and the structures you are adding, whether that is a patio cover, deck, outdoor kitchen, or retaining wall. Planting, irrigation, and lighting are commonly priced as their own scopes so you can stage them across a timeframe instead of committing to everything at once.
How much does backyard remodeling cost in San Diego?
Three things move the number more than anything else: how much grading and drainage the site needs, whether you are running gas, water, or electrical out to a new structure, and the finish level of the hardscape. Sloped lots and long utility runs are where budgets move most, and we flag both at the walkthrough, before you have a number in your head that we then have to move.
Do I need a permit for a backyard remodel in San Diego?
Often yes, and it depends on what you are building rather than how big the project feels. Retaining walls above a certain height, patio covers, any new gas or electrical runs to an outdoor kitchen, and anything at the pool edge or on the pool deck typically require permits. We pull them as part of the project rather than handing you a checklist.
Do I need HOA approval, and will you deal with it?
If you are in an HOA, almost certainly yes, and it is the step most likely to delay a start date. Architectural committees often need drawings, material samples, and color selections, and review can take weeks. We prepare submittal packages during the design phase, so you do not have to assemble the paperwork yourself. Tell us at the first meeting whether you have an HOA
Do I need to hire an architect, or do you handle the drawings too?
We handle the drawings. Plans, elevations, permit drawings and finish selections are all prepared in house by our design team, so everything is resolved under one roof before anyone picks up a tool. Most single family remodels in California do not require a licensed architect, and we will flag it at the walkthrough if yours is one that does. You are not managing a designer, a draftsman and a builder who each blame the other two. One team, one set of drawings, one point of contact from first sketch to final walkthrough.
Can I keep living in my house while you work?
Usually yes. Most of our interior remodels are planned so you stay in the home, with the work zone sealed off, dust contained, and water and power interruptions scheduled ahead of time rather than sprung on you. Kitchens are the exception worth planning for, since you will be without a working kitchen for weeks. We will tell you that on day one, not week six.
How much do you take up front, and how does payment work?
California law caps the deposit a licensed contractor can collect, so you are never asked for a large sum before work begins. After that, payments are tied to completed milestones rather than to calendar dates, so you pay for work you can see. We are licensed with the CSLB under #1157690, and every payment schedule is in the written contract.
Which parts of San Diego County do you work in?
All of it, coast to inland. We work from Oceanside and Carlsbad in the north through La Jolla, Pacific Beach, and Point Loma on the coast, across to El Cajon, La Mesa, and Santee inland, and south to Chula Vista, Bonita, and National City.
